The simplest route — works well if you want one apartment for personal use or straightforward rental income.
- ✓ Apartments and buildings: you can buy these directly in your own name, no restrictions.
- ✓ Notary process is similar to most of Europe — sale contract, ID/passport, payment, registration.
- ✕ Land — especially agricultural land — cannot generally be owned directly by a foreign individual.
If you want land, more than one property, or you're buying for business/rental purposes, this is usually the cleaner route.

- ✓ Rental income can run through the company, alongside whatever else the company does.

Yes. Foreign individuals can freely buy apartments and buildings in Albania. Direct ownership of land — especially agricultural land — is restricted for foreign individuals, but an Albanian company, even one 100% foreign-owned, can own land without that restriction.
Not for a single apartment — you can usually buy that directly as an individual. If you want to buy land, multiple units, or hold property for business purposes, buying through your own Albanian company is typically the simpler route and also gives you the tax and operating benefits of the company itself.
